Houston-based Adair Kitchen to open in Alamo Heights at former Jim’s on Broadway

A new all-day dining concept takes over a longtime San Antonio restaurant address
Adair Kitchen, a restaurant concept operated by Adair Concepts, is set to begin serving customers in San Antonio on Monday, March 2, 2026, marking the brand’s first local outpost. The new location is in Alamo Heights at 4108 Broadway St., inside the former Jim’s Restaurant building near Hildebrand Avenue.
The Broadway property had been home to Jim’s for more than five decades before that restaurant closed in March 2024. The building has remained dark since the closure, and its reopening as Adair Kitchen represents a high-profile reset for a prominent stretch of the Broadway corridor.
What Adair Kitchen is bringing to San Antonio
Adair Kitchen is positioned as an all-day restaurant serving breakfast, lunch and dinner, along with cocktails and a weekday happy hour. The company’s published hours for the concept are built around morning openings and evening service, with a Monday-through-Friday start time of 7 a.m. and weekend starts at 8 a.m. Happy hour is scheduled for weekdays from 3 p.m. to 6 p.m.
Menu offerings associated with the concept include a broad mix of breakfast items and daytime staples such as omelets, biscuits and French toast, alongside salads, soups, sandwiches and pasta, with additional dinner entrées and a full bar program.
Location: 4108 Broadway St., San Antonio, TX 78209
Service format: all-day dining with cocktails
Happy hour: weekdays, 3 p.m. to 6 p.m.
A redevelopment that has been in motion for years
The conversion from diner to contemporary all-day café follows a substantial renovation plan. A state licensing filing tied to the property described a renovation budget of $470,000 for the Broadway building, reflecting the scale of work required to repurpose the former Jim’s footprint for a new concept.
Publicly discussed timelines for opening shifted over time. Plans circulating in 2024 and 2025 pointed to earlier target dates, including expectations for a fall 2025 debut. The confirmed March 2, 2026 start places the opening roughly two years after the Jim’s closure, underscoring how redevelopment schedules along major commercial corridors can extend as construction, permitting and operational preparations unfold.
Adair Kitchen’s San Antonio launch repurposes a well-known former diner site into a full-day restaurant with bar service.
Part of a broader Texas expansion by Adair Concepts
Adair Concepts operates multiple restaurant brands in Texas, including Adair Kitchen and Los Tios Mexican Restaurants. The company’s San Antonio move has been framed as part of a wider regional growth strategy that also includes additional projects in the area. For diners, the Broadway opening adds another entrant to a competitive local market where new concepts frequently cluster around established neighborhoods and heavily traveled corridors.
