A Korean barbecue restaurant at Park North Shopping Center has been locked out of its space after a landlord-issued notice alleged the tenant fell behind on rent payments totaling $72,417.33. The notice was dated Jan. 22, 2026, and identified the property manager as DPEG North Park, LP.
The restaurant, Ooh La La Korean BBQ, operated at 842 NW Loop 410, Suite 107, within the Plaza Del Norte section of the shopping center. The business had been open for less than two years and publicly announced its debut in October 2024. In the days immediately preceding the lockout date, the restaurant remained active on social media, but no public statement from the business addressing the lockout had been posted as of early February.
Second recent restaurant lockout reported at the same shopping center
The Korean BBQ lockout follows another restaurant lockout at Park North in January. A separate tenant, Miguelito’s Mexican Grill & Cantina, received a lockout notice dated Jan. 14, 2026, alleging $53,736 in unpaid rent and warning against unauthorized entry. The two incidents occurred within roughly a week of each other, making them the second and third widely circulated lockout notices tied to restaurant spaces at the center this month.
What “lockout” means under Texas commercial tenancy rules
In Texas, a commercial lockout can occur when a landlord changes door locks for a tenant delinquent on rent, distinct from a court-ordered eviction. The lockouts come shortly after Park North Shopping Center changed ownership. In December 2025, the 45.6-acre retail property at 842 Northwest Loop 410 sold for $115 million to Houston-based Dhanani Private Equity Group. The transaction followed nearly a decade of ownership by Sterling Organization, which purchased the 635,000-square-foot center in 2016 for $81 million. The sale did not include the Aloft hotel on Blanco Road or the former Sears building on San Pedro Avenue.
